The results follow a period of sustained pressure on European landlords from rising interest rates and shifting commercial demand. Investors are weighing the impact of increased debt expenses against a 2.1% rise in German property prices.
### Valuation Gaps and Financing Pressures The Luxembourg-based landlord attributed the profit decline to a lack of property revaluations recorded in the same period of 2025. Funds from operations (FFO I), a critical metric for real estate performance, fell 8% to €70 million, according to the report. Aroundtown cited higher finance expenses as the primary driver for the FFO contraction.
