The Grade-A office market in Hong Kong is finally establishing a floor following a nearly seven-year downturn. This shift is being propelled by a resurgent capital market that is attracting both multinational corporations and firms from mainland China. The turnaround follows a landmark year for initial public offerings in 2025, where funds raised in the city surged 231% to $37 billion. With a strong pipeline of listings expected this year, the demand for prime office space is increasing beyond trading floors and into premium towers.
"Companies are coming because of the capital markets, definitely," said Sam Gourlay, head of office leasing advisory at JONES LANG LASALLE INC.
