Healthpeak Senior Housing Unit Janus Living Files for IPO
Janus Living filed for a U.S. IPO on Friday to spin off Healthpeak senior housing. The firm will list on the NYSE as Healthpeak retains a majority interest.
Janus Living, a real estate investment trust focused on senior housing, has publicly filed for an initial public offering in the United States. The filing, made on Friday, marks a significant step in the plan by parent company Healthpeak Properties to carve out its senior housing portfolio into a separate, publicly traded entity.

The new entity is expected to list its shares on the New York Stock Exchange under the ticker symbol JAN. This move aligns with a broader trend of corporate issuers seeking to capitalize on the upcoming March market window. Healthpeak Properties had previously signaled its intent to pursue this separation earlier this year to streamline its operations and provide investors with a dedicated senior housing vehicle.
Financial institutions JPMorgan Chase & Co. and BofA Securities are acting as the lead book-running managers for the transaction. Upon the conclusion of the offering, Healthpeak Properties is slated to retain a majority interest in Janus Living, ensuring continued strategic alignment between the two organizations.
