Fosun International to list Atlantis Sanya as Shanghai REIT
Fosun International plans to list its Atlantis Sanya resort as a Shanghai REIT to manage debt. The move follows a waiver from the Hong Kong Stock Exchange.
FOSUN INTERNATIONAL LTD announced on Thursday its intention to spin off its flagship luxury resort, Atlantis Sanya, and list the property on the Shanghai Stock Exchange as a real estate investment trust (REIT). The conglomerate, based in Hong Kong, plans to utilize the resort as the underlying asset for a Chinese commercial property fund. This strategic move follows earlier reports from 2024 suggesting the group was exploring a sale of its luxury assets in southern China as part of a broader effort to reduce its financial liabilities. Recent data shows that the group's total debt reached RMB 222.10 billion as of June 30, 2025, an increase from the end of the previous year. The Hong Kong Stock Exchange has granted the company a waiver, allowing the spinoff to proceed without the standard requirement of providing existing shareholders with an assured entitlement to the new REIT units. However, the completion of the proposed listing remains conditional upon receiving formal approval from the China Securities Regulatory Commission and the Shanghai Stock Exchange. The board of directors is scheduled to convene on March 30 to review and declare the annual financial results for the fiscal year ending December 31, 2025.
