American buyers lead growth in Spanish luxury property
US home purchases in Spain rose 3% last year with buyers seeking premium properties. Americans now pay the highest average prices among foreign investors.
Home purchases in Spain by citizens of the United States[country:\"US\"] increased by 3% last year, marking a significant shift in a real estate market traditionally dominated by buyers from the United Kingdom and northern Europe. While total foreign acquisitions saw a slight decline, American interest in high-end properties continues to grow, with industry experts pointing toward domestic political shifts as a primary motivator for relocation.
According to data released by the General Council of Notaries, foreign buyers represented approximately 19% of all Spanish residential transactions in 2025. Within this segment, Americans accounted for 2% of the total volume. While British buyers remain the largest foreign demographic at 8%, their market share has contracted by 16% over the last six years. In stark contrast, the number of deals involving U.S. buyers has tripled during the same period.

The surge in American demand coincides with heightened diplomatic tensions between Washington and Madrid. The Spanish government has emerged as a prominent critic of current U.S. foreign policy, specifically regarding military actions in Iran. This political climate, combined with concerns over domestic immigration policies, has led many Spanish-speaking U.S. citizens of Latin American descent to seek a permanent backup plan in Europe.
Many Americans have recently chosen to relocate to cities such as Madrid or Valencia for political reasons, and because they see them as safer places where they can walk their children to school.
American buyers are particularly prominent in the luxury sector, paying an average of 3,501 euros per square meter. This figure is 29% higher than the average paid by other foreign purchasers and nearly double the expenditure of local Spanish residents. Alongside buyers from Sweden and Germany, Americans now rank among the top three international groups paying the highest prices for Spanish real estate.

The strength of the EUR/USD exchange rate has also played a role in facilitating these transactions. Luxury real estate firms report that U.S. clients are increasingly focusing on the sun-and-beach regions, such as the Costa del Sol, where they have recently overtaken British buyers as the leading foreign client group for some developers. In major urban centers, American investors are frequently acquiring properties priced above 3 million euros.
U.S. clients come to Spain for the quality of life it offers, its safe environment and the opportunity to diversify their investments outside the United States, particularly among those who disagree with the current domestic political climate.
