US single family home price growth slowed at the end of last year

US house price gains slowed in December as tight inventory levels supported values. High material costs and labor shortages continue to hinder new home construction.

The Federal Housing Finance Agency reported on February 24, 2026, that single-family house-price gains in the US USUS slowed in December to a 0.1 percent monthly increase and a 1.8 percent increase year-on-year. This slowdown in the U.S. single-family housing market is occurring alongside four consecutive quarters of contracting residential investment, which affects national housing prices and access to homeownership.
