US Mortgage Rates Fall to 6.51 Percent After Recent Highs

The 30-year fixed-rate mortgage fell to 6.51% last week for the first time since late February. Applications remain low amid high costs and rising fuel prices.

Mortgage rates in the United States have edged lower for the first time since the start of the conflict in Iran, though the decline has yet to provide significant relief to a housing market constrained by high costs. According to the Mortgage Bankers Association (MBA), the average contract interest rate for a 30-year fixed-rate mortgage fell 6 basis points to 6.51% for the week ending April 3, retreating from a seven-month high reached the previous week.

Despite the slight dip in rates, housing affordability remains a challenge for many prospective buyers. The MBA reported that refinance applications fell by 2.8%, while purchase applications, despite a 1% weekly increase, remained 7% lower than the same period a year ago. The combination of elevated borrowing costs and high property values continues to limit market activity.

Since the United States and Israel began military operations on February 28, mortgage rates have climbed by 42 basis points. This increase follows the rising yields of Treasury bonds, which serve as the benchmark for home loan pricing. Beyond the direct impact on mortgages, the conflict has also strained consumer budgets through a sharp rise in fuel prices.

The issue of housing affordability has become a key priority for the Trump Administration, which is expected to announce a major housing policy initiative this Wednesday. Earlier this year, President Donald Trump proposed a ban on institutional investors purchasing single-family homes to alleviate market pressure.

Additionally, the administration directed FANNIE MAE and FREDDIE MAC to purchase $200 billion in mortgage-backed securities to help lower borrowing rates. These government-controlled entities currently back the majority of residential loans in the country and are central to the government's strategy to stabilize the housing sector.
