The British homebuilder Berkeley Group has reaffirmed its annual profit guidance while cautioning that the conflict in the Middle East is weighing on investor sentiment. The company expects to report a pre-tax profit of 450 million pounds ($598.28 million) for the year ending in April, with a similar performance projected for fiscal 2027. This outlook comes as the firm prioritizes cash generation and the optimization of its land holdings and build-to-rent strategy.
While sales enquiries remain healthy and underlying reservations are recovering toward summer levels, the trading environment between November 2025 and February 2026 was constrained by geopolitical events and macro-economic uncertainty. In the United Kingdom, high living costs and elevated interest rates have already strained buyer affordability, particularly in the premium segments where the company operates.
